Building pathologies are not evenly distributed: many are concentrated in specific areas of the structure. Professionals working on construction sites know that most defects rarely have a single cause, but rather a combination of errors and oversights.
Problems often begin during the design phase: incorrect sizing, neglected construction details, and lack of coordination between disciplines. Design should always be the first integrated process. Additional criticalities arise during execution, when workmanship does not meet prescription and expectations. Material selection is also decisive: using incompatible or poor-quality products compromises the entire system. Finally, maintenance is too often absent or inadequate. An analysis reported in Building Pathology: Principles and Practice by David Watt shows the percentage distribution of the main types of defects found in buildings.
The data confirms an evident fact: half of building pathologies are related to water. Rain, condensation, and rising damp are the main enemies of durability. The percentage may increase if we also consider accidental leaks and water infiltration.
This distribution demonstrates that water management – drainage, waterproofing, ventilation – represents the most critical issue in building design and maintenance.
Building pathologies and frequent causes of damage in the natural stone sector
A growing market: globally, the natural stone market is worth over $10 billion in 2024 and could exceed $14 billion by 2030 (CAGR ≈ 5.8% – Grand View Research). Some reports estimate growth rates of 7–8% by 2034 (Market Research Future). The most common defects: compared with other cladding systems, natural stone slabs show cracking and exfoliation in 44% of cases (irbnet.de).
A study by R. Chin (2000) on more than 20 buildings with granite, limestone, and marble cladding highlighted the following main causes:
- Failure of anchoring systems (45%)
- Loss of stone strength (40%)
- Water infiltration (15%)
In the natural stone sector as well, design plays a decisive role, while water management remains among the most critical factors and often the trigger of major pathologies. Examples include the failure of anchoring systems due to oxidation and the progressive loss of mechanical strength of stone caused by humidity/temperature cycles, freeze–thaw processes, absorption, and salt crystallization.
Building pathologies demonstrate the importance of designing and constructing with attention to details, materials, execution, and maintenance.
Durability does not depend only on the quality of materials, but on a systemic approach that integrates conscious design, careful site supervision, and scheduled maintenance of the building. Only in this way can buildings maintain their value and functionality over time, while minimizing emergency interventions and disputes.
